This offer applies to the listing side of the agreement only and the buyer's side of the agreement will remain in effect through
the term of the agreement.  If the property should become under contract between the 90 -120 day window, the count of days
from the day the contract is accepted (90 or above) until the 120th day will show up as a credit to the seller on the HUD-1 form at

Here's an example of how it works....

For example:  List price $100,000.  Let's just say as an example that the listing commission 3% or $3,000 (Seller side ONLY,
remember this ONLY applies to the seller side of the commissions paid.  In this example, for illustration purposes,  it would be a
total listing of 6% which is usually split between the seller and buyer agents - all commissions are negotiable and will be
decided at the time of the listing between the seller and the listing agent, the above is for example purposes ONLY.

If the Real Estate Biker secures a contract in up to 90 days then the seller would pay the whole 3% of the seller side and the 3%
of the buyer.  Either way the seller would pay the 3% of the buyers side.  The only side being negotiated is the seller side.

OK, so back to the example.  $3,000 / 120 days = $25 day.

If the Real Estate Biker does not get the property under contract within the 90 day period then every day that it goes over 90 is
taken from the commission the seller must pay for the seller side of the listing agreement and reported on the HUD-1 as a credit
to the seller for an amount up to a maximum of $500!

Here's a little more detail in how it works.  

For Example:  We get a contract on the 95th day of the listing agreement.

Up to 90 days = full commission paid by seller (in this example, 6%), otherwise...

Every day over the 90 day mark costs me $25.00 of The Real Estate Biker's commission up to the maximum $500 limit.

OF COURSE...IT IS IMPORTANT THAT WE CREATE A PLAN TO SELL YOUR PROPERTY!

So we get a contract at the 95th day: $25.00 x 5 = $125.00 in commission savings to the seller directly from my commission.

That's $125 that YOU, the Seller, would save!
